What is a Trust Deed?
A Trust Deed is the most widely accepted means in California of
pledging real estate as security for a loan. A Trust Deed is recorded
to secure a promissory note signed by the borrower. If the terms of the
note are not met, the Trust Deed grants the lender the right to have
the borrower’s property sold to repay the debt. The California
Department of Real Estate has published a fine booklet describing Trust

What can I really earn? In
most cases, the net return to you ranges from 9% to 11%. The returns
are based on risk and market conditions. We can discuss your particular
needs and select opportunities that are suited to your investing style
and match your desired return with the appropriate risk.
Can I use my IRA funds to invest? Yes. You can use your self-directed retirement funds. We can assist you in learning how to do that.

How do I receive my payments? CRCC
acts as the servicing agent for each trust deed investment. Borrower’s
are required to make monthly, interest only, payments that are passed
on to you as they are received by CRCC.
What is the minimum Investment? Our minimum investment depends on the transaction, but is usually from $25,000 to $100,000.
Documents you will receive showing that your investment is secured?
Shortly after making your investment, you receive copies of the following documents:
- The
promissory note signed by the borrower with an assignment showing your
fractionalized interest in the note. The borrower’s credit and ability
to repay the loan are thoroughly checked by CRCC.
- The
recorded deed of trust and an assignment of the deed of trust showing
your fractional interest in the note. CRCC obtains appraisals of all
properties to determine that there is sufficient value and equity in
the property to provide a comfortable margin of safety.
- A copy of the title insurance policy insuring the validity and condition of the borrower’s title and the priority of your loan.
CRCC always verifies that the property is sufficiently insured to protect the loan.
